Terry, our lead stylist, will spend 2-4 hours to “edit” the property’s rooms. She will rearrange furniture and decor to show the house in its best light. She will provide light props such as flowers, veggies/fruit, and/or wine and cheese. She will also assist the photographer in moving items or rearranging if needed.

Linen and accessories packages are also available if needed.

Blended Staging

We will utilize some of the home’s furniture/decor and add in our own furniture/decor to bring the home up to market standards. Bed linens especially make a big impact in this type of staging.

• Additional rooms @ $300/room (ie basement, bedroom, office, den)

• Rooms are fully staged with furniture, decor, rugs, lamps, art and faux plants

• Monthly extensions prorated at 50% of monthly rate

• Homeowner pays: 50% in advance, 50% paid at 30 days

• Realtor pays: 25% in advance, 25% at 30 days, 50% at 60 days

• Homeowner & Realtor pay: 50% in advance, 50% at 30 days

* Option for either party (seller or realtor) to pay at closing, add 15% to the total bill. Must be added to the contract.

* Balance must be paid in full if property is under agreement and needs to be destaged with 5 days notice. .

Quotes are given for free after a walk-through of the property (either full proposal or estimate).

Full professional cleaning of the house must be done before staging; fees will be added for unprepared properties. Moving extra furniture on day-of-staging will result in additional fees.

Stager will identify and recommend furniture/decor that needs to be removed. Mover’s prices and storage options can be given to homeowners.

Decluttering can be provided for a fee (to be discussed beforehand).

Staging fees include delivery, labor, furniture rental and de-staging.
