Occupied Staging
* Stager will identify architectural features of the home, create focal points, and enhance emotional attachment for potential buyers.
* Stager will arrange furniture and accessories in such a way as to enhance appeal to wide audience of buyers, maximize visual square footage, lighten and brighten rooms, and create an optimal environment.
* Stager will strive to use homeowner’s decor as much as possible, but will provide any necessary accessories/furniture to enhance environment at a rate to be determined.
* Soft goods (bedding, pillows, throws) will only be staged for photography or can be purchased if desired.
* 2-4 Stagers will spend approximately 5-6 hours of staging + 2-3 hours destaging when house is under contract.
* Minimum 2 month contract required with option to extent (prorated on monthly basis).
Vacant Staging
* The estimate is typically based on staging 5 complete rooms, plus entry hall, 2 bathrooms, and back patio. Typical rooms to include: kitchen/breakfast area, living room, dining room, primary bedroom, primary bath, entry hall, upstairs bedroom, upstairs bath, back patio.
* Rental estimate for the above areas (furniture & accessories): TBD per month (includes delivery, removal and rental tax).
* Labor: 2-4 Stagers to stage day of approximately 5-6 hour + destage 2-3 hours. Estimated time required to stage: 1-2 days.
*Stager will take “after” pictures for the realtor’s/homeowners to use for marketing purposes.
